A medical office will join the lineup of uses at Miami Worldcenter, the 27-acre mixed-use project on the north side of downtown.

Royal Palm Cos. CEO Daniel Kodsi said the $60 million Center for Health + Performance (CH+P) will be developed within the base of the Legacy Hotel & Residences, a hotel and condo project he previously announced. The 100,000-square-foot medical office and wellness center will occupy the 10th level of the building.

The medical facility will be rented and operated by one medical partner, but the developer has yet to select one.

Kodsi’s company is working with health care expert Stephen Watson to design the facility. He said travelers will increasingly be looking for hotels and vacation homes that prioritize safety and wellness.

It will be directly connected to the hotel, so guests would receive the benefit of health care services like a diagnostic lab and a pharmacy, should they need it. The entire building will have air purification and filtration systems, anti-microbial and chemical-resistant surfaces, touchless elevators, and UV light sanitation in high traffic areas. This should allow the hotel to remain operational in a pandemic, Kodsi said.

“This type of hotel model couldn’t be arriving at a more important time,” Kodsi said. “Legacy will be a place where, during the best of times, our travelers, residents and members get to experience a true luxury lifestyle hotel with the perks of being attached to a state-of-the-art preventative medical and wellness center.

“And during the worst of times, Legacy will be one of the cleanest designated buildings you can shelter safely in during pandemics”

The CH+P will also have a health club for both members and condo residents.

Kobi Karp is the architect, Perkins + Will is the interior designer and Vilar-Hoynack will be the general contractor. Kodsi plans to break ground on the project this fall.

Legacy will have 256 hotel rooms and 274 condos, which could be rented as vacation homes. It will be at 942 Northeast First Ave.

Kodsi co-developed the Paramount Miami Worldcenter condo in 2019.

Miami Worldcenter also has the Caoba apartments completed. Additional apartments, plus retail and a hotel, are under construction.

There’s a rapidly growing population in downtown Miami, but most of the health care facilities are located a few miles outside of that area.
